The Responsibilities of a Landlord

Now that the Insulation Regulations are in force we turn our attention to the next part of The Healthy Homes for Tenants Legislation. For the Insulation requirements we had three years to get all of our Properties insulated, this next step we only have two years up to the 1st of July 2021 to comply.

Even though we had three years for Insulation we still had some Properties to insulate in the last month of the time period. We don’t want this to happen with this next step so we have already started getting quotes for fixed heating in the living area and fans for all bathrooms and kitchens where required.

What we didn’t know when we insulated under all of our houses was we now also have to have a moisture barrier if the subfloor is enclosed. For us to achieve this we will be having our Handymen go under every house to clean out any rubbish left there over the years including any rubble as the dirt area must be clean so as to not puncture the new polythene sheet which is required to stop moisture. Once this is done we will be padlocking the trap door with access only available through our Property Manager.

We must proceed with haste on this work so please expect us to just get on with this work without consulting further with you. If you wish to do this differently please let us know as soon as you can so we can prioritise this work.

If you plan on buying more Residential Investments it is advisable to make sure these jobs have been completed or allow for it in your budgeting. On the other side, if you are selling buyers will expect these jobs to be done.

Healthy Homes for Owner Occupied Houses.

To be eligible for insulation and heating grants, home owners must have a Community Services Card or live in a lower income area. In most cases, homes will need to have ceiling and underfloor insulation installed before qualifying for a grant for heating.
