This is a copy of this months Newsletter sent to all of our Tenants, to advise them of the new Legislation for Residential Rental Accommodation, how it affects them, and what we expect of them.

TENANT NEWSLETTER

New Legislation came into force on the 1st of July 2016 making Smoke Alarms a requirement in every Residential Rental Accommodation, the rules are that a Smoke Alarm must be within three meters of every bedroom and if a multi storied house at least one on each level of the house.

All older Alarms must not be over ten years old. If they are to be replaced, from the 1st of July 2016, they must be replaced with Photo Electric Smoke Alarms.

The new Law also says Tenants must not take any Smoke Alarms down and they must replace the batteries when they expire and go flat. The Smoke Alarms will start beeping on a regular basis when the battery needs replacing, it is an offence if you do not replace the battery and have them all working in the Property.

Due to the serious consequences of tampering with Smoke Alarms Tauranga Rentals Ltd will issue 14 Day Letters advising you, that you are breaking the terms of your Tenancy Agreement so please keep them in working order.

The other new Legislation for Residential Tenancy Accommodation covers Insulation, every Residential house must have underfloor and ceiling Insulation installed by the 1st of July 2019 where it is practicable to do so, it must also be noted on every Tenancy Agreement what Insulation is in the Property.

To comply with this new Law we have an Insulation Installing Company going around every one of our Properties to do an Audit on what needs to be done for each property to comply and then arranging for the new Insulation if required. All this is to be done by July 2019.

There is no new Legislation covering compulsory heating.

Over the next few months we will be updating more of our older Smoke Alarms so expect a visit if you haven’t already had one. You will also be getting a visit from the Insulation Company within the next three years.
