Health and Safety

An important focus of our Industry is the Health and Safety of our Property Managers, our Tenants and of course our Owners. There is a lot of Legislation around nuts and bolts stuff like having safe steps for instance, fire detection and asbestos management but we now have possibly the most serious breach of our Health and Safety with the onslaught of this new Corona Virus, Covid 19. The dilemma we have is how to handle it if it gets into where we live, and unfortunately it is looking more and more likely we will be living with it soon. What do we do?

We are increasingly being asked by our Tenants are we vaccinated, are our Tradespeople vaccinated and are you vaccinated, especially important to them if you are visiting your Rental Investment. Under current law we can’t expect anyone in our Industry to be vaccinated, even if we asked, Privacy Legislation means we may not be given an answer.

What happens if we have a Tenant with Covid 19? How do we do Inspections, can we evict them for anti-social behaviour or non-payment of rent, can we give them 90 days’ notice for the house selling or going on the market? These are all questions that will have to be answered in due course by the Powers That Be

In the mean time we still have to carry out our legal duties in regard to providing Healthy Homes. We now have 90 days of a new Tenancy or the 1st of July 2024, whatever is the earlier to comply.

In regard to maintenance and repairs we are able to hold and accumulate money in your Account to cover these expenses if that is a help to your financial situation.
