We hope you and your families are all safe and well

A big apology for missing last month’s newsletter, we got locked down before we had a chance to get it out.

This month we will talk about what we have been up to during Lockdown and what happens next.

Dan and Sheree have been in the office every day during Level 4 to reconcile your Rent Accounts, follow up any messages on the phone and Rentals email, pay Landlords any Rent Monies due, pay any Creditors Invoices which were due including Water Rates, carry out any duties the Property Managers needed done but couldn’t do themselves and taken care of any distressed Owners and Tenants due to their circumstances to name but a few.

Your Property Managers had to work from home during Level 4 making sure your Tenants paid their rent (although due to work restrictions for some of your Tenants we couldn’t be to hard on them), taking care of your Tenants health and safety in regard to the dwelling they are living in by managing any repairs or maintenance issues that arose over this time, fortunately our Tradespeople were available and we only had a small number of minor issues.

Level 3 and we have all been back to the office, we still can’t do Inspections during this time but we are able to show prospective Tenants houses and sitting Tenants are allowed to move in and out of their Rental.

Level 2 and we are now allowed to do our regular Inspections, the Insurance Council have said this is fine so long as we catch up as soon as we can, in essence we have two thirds of our Portfolio Inspections to do in one month. We still have Properties to find Tenants for and have had plenty of Applications for these houses. It is the process of finding the right Tenants that takes all of the time.

Although we are back to normal Business, our office is locked and only open by appointment following social distancing rules, masks and scan or sign in.

Every re-tenanted Property must now have a Healthy Homes Standard Statement fully compliant within three months of your new Tenant moving in. We are now concentrating on those Houses, if your Property isn’t compliant please work with us so you are not leaving yourselves open to being fined.
