Are You Ready?

With all the changes and new requirements regarding tenanted properties I would like to take this opportunity to inform you of the must haves and must do’s.

Insurance details – with all Tenancy Agreements we now must provide Owner Insurance details. It is imperative that, if you have not already done so, you provide these details as soon as possible. We also need your yearly renewal certificate.

Water rates – if you are receiving these please forward them to us as soon as possible for charging the tenant. It is a struggle for many of our tenants when two lots are received in close proximity. Alternately you can arrange with the council to have a copy sent direct to us rentals@taurangarentals.co.nz at the same time you receive yours. You will need to call the Council on 577 7000 to arrange it as we do not have the authority to make the change.

Heating & Ventilation – we are continuing to have all of our managed properties audited by Snowden Electrical to give you an idea of the requirements and costs for your property to become compliant if it does not already comply.

If you have an open fireplace it will not comply. If you have a wood burner it may not comply with the new legislation if it doesn’t have a high enough heat rating. We must provide clean efficient heating, and gas heaters must be flued outside. This is why we will still be getting quotes for heat pumps at your properties.

Please remember that the deadline is July 2021 and must be completed by then if you change tenants. Please budget and plan for this to be done prior to the deadline. You can hold funds each month to go towards these upgrades so let your Property Manager know.

Snowden Electrical do these quotes free for our managed properties. If you want a second quote most other Tradespeople charge.

Moisture barrier – this also needs to be done this year and we are in the process of having all of our sub floors checked, cleared of rubbish and debris, and locked ready for polythene to be laid on the dirt if the subfloor is enclosed.

Smoke alarms – in light of a recent fire in the garage of one of our properties we are strongly recommending that smoke alarms be placed in every garage. We now have numerous items that need charging, cars, bikes, lawn mowers etc so there is a greater risk of overheating and fire in our garages.
