It’s almost another year passed and Christmas will be with us in a few short weeks. We are looking forward to our Office Christmas Party and joining others in celebrating another fantastic year in the most beautiful part of the country.
Please find enclosed your calendar for next year as a thank you from the Team for your Business this past year, we have sent it a little earlier this year as we have a few announcements due to new Government Legislation.
From the 12th of December it will be illegal for anyone to charge a Letting Fee to Tenants for the work we do to find them a home, we will therefore be invoicing the Owner the first weeks rent plus GST to market their Property, to show their Property to prospective Tenants, reference checking those Tenants, preparing all of the required paperwork to lease your Property including sourcing a Credit Check and signing up the Tenancy Agreement, preparing your Property before the Tenant moves in along with arranging Drug Contamination Tests, Smoke Alarm Audits, Insulation Audits and sets of keys for your Tenants use.
To comply with Government Legislation we have already conducted Smoke Alarm Audits and Insulation Audits, we are now also required to do Asbestos Surveys, so expect a Survey on your Property in the coming few months, also we will be getting quotes for new heating if required in your Rental Investment consisting of a heat pump in the living area and panel heaters in each bedroom, also quotes for extractor fans in every bathroom and in the kitchen, we are getting two quotes and are being supplied free of charge by our gracious Tradespeople.
The Government has just finished taking Submissions for the new Residential Tenancy Act which will give Tenants a lot more privileges including being allowed to have animals, being allowed to make alterations to your Property including repainting and unconsented building works, you will also only be allowed to ask tenants to vacate for a specified reason giving three months’ notice, there will be no Fixed Term Tenancies and rents can only be raised on a yearly basis.
There are definitely challenging times ahead of us with lots of changes happening and extra costs for all involved in Rental Investment but we are looking at it from a positive point of view on the basis that houses will be warmer, dryer and mould free and easier to rent for Tenants who should stay longer and be happier.
