The Health and Safety at Work (Asbestos) Regulations 2016 has been around for over a year with enforcement starting from the 4th of April 2018, most people will not know anything about this new Legislation particularly to do with Residential Rental Properties.
As Landlords we must now know if our Properties have Asbestos in and or on them, do you know? Most would not have a clue about this or where to even start.
I am not going to go into how to know if your Property has Asbestos other than to say fortunately for Tauranga Rentals Ltd Owners and Clients they have an expert in the Business who can advise what may or may not be a contaminated building
Dan Lusby before starting in the Real Estate Industry in 1992 was in the Building Industry as a Tradesman in the Bricklaying and Plastering Industry from 1975 up to then helping with the construction of these very buildings this Legislation is talking about
For Tauranga Rentals Ltd Owners to comply with this new Legislation Dan will be doing an Asbestos Survey on every Property. This will take time to get through every Property but by law it has to be done to protect the occupants. The Survey involves inspecting each and every Property and recording what each dwelling is constructed of, once the Survey is done on your Property the Report will be made available to the Owner as well as the Tenant. You will not know for definite if a Property has Asbestos without having a sample taken and it sent to a Laboratory to be analysed, it will then be decided what then needs to happen in regard to removal and or remedial works.
Most Dwellings will have Asbestos in or on them and they are legally safe to live in and you wont have to do anything about them but the Government wants us to know by doing this Survey and having it on file for anyone living there and for Tradespeople who have to work on your Property.
This Survey, because of the time it will take, will be charged out at $100 + GST for our Management Owners and at $150 + GST for our Casual Client Owners per Property. This does not include the cost of $110 + GST if a sample has to be sent away to be tested by the Laboratory.
