Maintaining Your Investment

 

Once again it takes a weather bomb to highlight the difference between Owners who do routine maintenance on their Rental Investment and those who don’t. Fortunately for us most of Our Management Owners listen to our advice when it comes to doing regular preventative maintenance on their properties.

This will include roof, gutter and downpipe inspections. The cleaning out of gutters is the responsibility of the Owner and needs to be done at least twice a year and every season if you have big leaf dropping trees near to your Investment. Of course this is the most common form of damage we experience after the weather we have just had, but with a Preventative Maintenance Plan in place you will have peace of mind along with your Tenant and Insurance Company.

When there is a disaster does your tenant know what to do? Our Management Tenants are educated to know who to call, what to do if water is going everywhere, what to do if something is smoking. It would seem common sense to every owner occupied property but a lot of Tenants just don’t know what to do or who to call in an emergency.

On Sunday I personally found smoke pouring out of our outside power fuse box. Sheree said she could smell something odd for a couple of days prior but I had put it down to stuff I have stored in the garage. Lucky we were at home and could deal with it. Would your tenants have known what to do?

The important thing for our Management tenants is that we are always available if there is an emergency so as to keep them safe, and our Owners property undamaged.

These are just some of the issues we deal with for our Management Owners and will catch out inexperienced Landlords.
