TAURANGA RENTALS LTD GOAL SETTING FOR 2017

Already one month has passed for 2017 so this is our first newsletter to let you know what we are up to for this year.

A new rule under the Residential Tenancies Act says we must now provide a Report on what Insulation is in every one of our properties we rent out and that report must be included with the Tenancy Agreement. We are fortunate enough to have an Insulation Company doing Audits for us on every Property with a quote on being compliant by July 2019 when all Residential Rental Houses must have underfloor and ceiling Insulation where practicable.

Part of the new rule also states as from December 2016 we must also provide our current Tenants an Insulation Report on the state of each of our rented properties.

Smoke Alarms are now compulsory in all Residential Rental Houses and we have complied with this law since it was introduced in July 2016 being an Alarm within three meters of every bedroom and one on every level of a multi storey house

There will be a new Methamphetamine Contamination ruling made sometime this year with public consultation on levels of contamination and how houses will be cleaned if above the recommended levels closing on the 20th of February. We currently test all of our Rentals between Tenants as part of our compulsory Procedures. We offer this service in-house after doing the only New Zealand Drug Testing Course available and using two methods, a Drug Testing Machine and a Check 4 Meth Kit, at a vastly reduced cost for our Management Properties.

This service is also available for all other owners and is recommended prior to each new tenant. Call our office for a copy of our charges and to organise a Methamphetamine Drug Test.

Also our Goal is to grow our Property Management Portfolio and we offer a very generous Referral Fee if you can introduce us to more Management Business. We would also be happy to secure other Management Companies.
